It's ok. I have lived here two years. It is cheap to buy in here and the dues are reasonable, although they have gone up by $150 a month since I moved here. It is probably worth the money. The management company is terrible. They do as little as possible but worry about stupid things the owners do. We have a resident who cleans our building every weekend otherwise it would be a mess. The Board is in continual confusion and I think they are in over their heads. It's a big place and takes a lot to run it. The pools are great but not open late enough. Right now they close at 6:30 pm which is ridiculous since it's light till 8pm. If you work you can't use it during the week. People stand around in the pool making it impossible to swim and get exercise except the first and last 1/2 hour of open time. Very dog friendly which is a plus. Trees are beautiful but they don't trim them properly. Our building is quiet. Most people are nice. The buildings are well built and a good place to be during a stotm. It is safe here.

Best place to live in Florida! Absolutely no complaints. Fees are incredibly reasonable and free golf. No one has that! Property is clean and super well kept. More amenities than ANY other community. The maintenance crews are great!
Paradise has dwindled at OTOW, once the nations largest 55+ retirement condominium community which is located in Clearwater Florida. Years of hostilities and conflict have made it the worst places to live ~ a direct result of the condo Associations culpable negligence that has led to a building collapse and prolonged inoperable elevators. To which, a 2001 Tampa Bay Times article opened with the lead-in, "A war is flaring up again at On Top of the World, the vast condominium complex just north of Clearwater". Adding, "the dissidents have been discussing concerns at each others' apartments for years". Local news has reported on residents who are reportedly "uneasy with the connection between the official condo association and conflict of interest between Colen corporations, such as Parkway Maintenance & Management Co who refuse transparency and accountability. 25 years ago 78-year-old retired real estate attorney from Boston tried to make a difference, "Many of us think that On Top of the World is badly managed, and that thrives out of a conflict of interest between the Colen family that runs the condominium on behalf of all the residents, at the same time that they run the management company," said Norman Byrnes. According to condominium data available OTOW is on the high side of association fees. Colen family who owns the vast majority of contract companies running the Association spends most of the budget they control on cosmetics instead of essential services. A simple search of the internet exposes decades of "delays responding to repair requests", "prolonged inoperable elevators that average 4-6 months in outages", and "Association that ignores majority of valid complaints". Worse, the Association controlled by the Colen family indicates clear evidence of retaliation for any public criticism. The family owns the only OTOW newspaper (won't allow others) and admins the OTOW community Facebook sites where rational criticism is censored and propaganda machine calls advocates (like Americans with Disabilities and the elderly) "troublemakers" and a "cancer" to the community. That conflict of interest is not only morally adherent its now unlawful under Florida's new condominium statute FL 718. In a standard bylaw-contracted property management scenario, the property management company or manager answers to, and takes direction from the board of directors, not the other way around. In FL parties are expected to engage in good faith negotiations and mediation before litigation. Instead of resolving the current dispute with disabled residents without working elevators or temporary accommodations, a association board controlled by conflict of interest has doubled down with harassment and even retaliation against residents who file complaints. No one wants to see their community embroiled in years of litigation and negative press ~ but its become the norm at OTOW ~ and does affect property values. Most FL residents knows that FL 718 bill that become law was born out of 2021 collapse of the Champlain Towers in South Florida. What few people know is OTOW had a building roof and stairwell collapse in 2011 but that investigation was swept under the rug by interference from conflict of interest. Bottom line ~ Association has a long history and pattern of ignoring essential community issues which disproportionally affect the elderly and disabled. The rivalry between the old Colen faction who prefer to 'go along to get along' and see everything through rose-colored glasses, where bound to clash with new generation of retired professionals who are compassionate and solution oriented. The conflict has gone on unabated for years, but appears to be coming to a conclusion now that FL 718 condo law has enforcement.
I have been a full time resident owner here at OTOTW for over 8 years now. I have also lived nearby since I moved to Clearwater in 2007. Prior to moving in to OTOTW, I was in and out of here often as I am a home health nurse. In all the years of coming here I never once had a patient tell me they were unhappy here. Our amenities beat anything in the area and our HOA fees have always been well below other condo communities. The OTOTW staff ( maintenance,etc) are top notch. Our buildings look beautiful and are well maintained. I feel very safe here. We even have our own St. Patrick’s Day parade with participants from all over Pinellas County. I am extremely happy here and value my neighbors and friends here in my building. If you come looking, be sure to spend to actually speaking with those of us who live here. In any community, you will always have the naysayers and complainers. They are everywhere. But overall, our residents ( both fill time and snowbirds) are very happy here. I recommend this community to everyone!
Awesome place to live! So Many amenities to keep you busy! The grounds are kept up beautifully thank you to the wonderful staff that keeps it that way. They are always there to help when asked. The people are wonderful and have met many new friends here.
