We did not originally want to move into a 55 adult community. We are so glad we found Leisure Knoll. The location is ideal. Close to Shopping and restaurants in nearby Toms River. A 25 minute drive to the beach is great if you love the beach like my wife and I do. This year, 2025, we will have a brand new heated pool! There are so many indoor and outdoor activities to do. If you're bored here it's probably your fault! lol. Most of the people here are very friendly. Its a great place to live!

I had a horrible experience that left me in tears due to one office employee on 9/7/23 around 12p. I had a contract on 26 Banbury Ave. The attorney pulled the Title, the Home Inspector was hired for 9/11, and I had questions about the HOA. I never lived with an HOA. I stated my intent was to speak to office about the HOA. Also that I had a contract on 26 Banbury Ave. I had been to Crestwood IV's HOA office and was received with warmth, kindness, and patience. Not so at Leisure Knoll at Manchester. There was a class going on as I entered. The friendly and informative staff/volunteers at the table directed me to the office. I knocked on the door as directed. The office woman approached the door and said, " Who sent you?" And "Who let you in" More was said aboutbmy untimely visit and inwanted request to learn more about the HOA. I was told that attorney requests the HOA. I told her that I would cancel my contract sorely based on her treatment. And so I cancelled my contract to buy the property. They can keep rude people employeed there. I will go to a kind, welcoming and uplifting residence. This rude employee who represents Leisure Knoll at Manchester affected myself, my real estate agent, my home inspector, my attorney and his secretary, the sellers, my relatives, church, and anyone who reads this negatively. * If she was my employee: * I would see that she takes sensitivity training for speaking to elders. * Second, I would teach her that she is the face of the company. She is one of the first people that newbies see. She sets the tone * She could take a few pointers from the security guard on duty that Thursday, 9/7/23 between 11a-1p. I tjink that it was the first day of fitness class. * He was polite, welcoming and ascertained my business. * What if the guard was harsh? I would have turned around and cancelled my contract. Probably security is hired out representing a different company with a different vision statement. Kuddos to that company. * Funny how I thought that having a gated community would keep out abuse
I love living here. Lots of activities for my parents, great community of people and the dogs in the community are just the friendliest. Helps when everyone is happy.🥰
Although it is my parents living here. I have spent enough time here to write a review. Lovely settings, numerous variations in house designs and coloring, tons of activities, 99+% homes have some sort of front porch to sit on and observe people out & about, friendly inhabitants, and good management. Biggest cons are that most homes have electric heating and hot water piping under the slab appears poorly insulated. But many homes now have solar power and natural gas lines are installed in most of the streets. Located next to strip mall with Shop-Rite and Lowes Home Improvement. Close proximity to Rts. 70, 571, 547, 527, 37 , 9 and Garden State Parkway.
I lived there for two years and the office was never helpful or Accommodating! Kept raising the monthly HOA . Overcharged and the lawn and snow removal are not at all worth the price. Sorry I ever lived there.
