16-24 Box Forest Rd, Glenroy VIC 3046, Australia
Well presented and centrally located with your own side gate to train station. Staff are very helpful and answered all questions on pricing before and after sale. And resale fees too, which you must consider. Selling your home and downsize its excellent. Leaving any inheritance might be a slim percentage, that greedy older children might not like: Tuff luck kid!

A family member has lived in this oasis for a number of years. We love coming to visit because we feel like we are on vacation in a resort.
On visiting family there I noted that the pics on the display out the front were made to appear much bigger than in reality. Has small swimming pool which wasn't that clean., no cafe area in sight and residents only own the unit and pay high monthly rent for the land it sits on. Resident"s are ripped off.
Don't do it..You have been warned. How the Village owners get away with charging these so called "deferred fees" is nothing but extraordinary but unfortunately it's legal. Taking advantage of the elderly at this point in their life is shameful and nothing but a scandal at best. These deferred fees are in addition to the ongoing monthly fees generally deducted from pensions, it amazes me how the village owners sleep at night to be honest. As an example. A unit sells for $193,000. firstly the village owners take up to $20,000 to refurbish the unit. Understandably there might be need for refurbishment, but when they say up to, you can sure as hell bet it won't be any less. But here's the kicker, they then take an additional $58,000 or thereabouts in deferred fees and that's not all. How much does it cost to maintain a fake bowling green or clean a tiny pool that nobody uses? perhaps it's the bus outings, nope residents pay for that, maybe its the Security offered by the village, nope there isn't any of that. Surely it wouldn't be unscrupulous village owners praying on the elderly, the Government wouldn't allow that to happen would they, would they? How is even possible to spend $20,000 to refurbish a one bedroom unit? The money remaining after the sale of the unit less all the deductions is less than the cost of unit 12 years ago. Ive never heard of any property in Australia falling that low after 12 years.. My advice is to seek legal advice prior to getting caught up in the sales pitch which I can only assume was a beauty. The elderly will simply not understand the details of the contract, it's not very clear and confusing for most to be honest.
A safe community environment for over 55s to enjoy their retirement years in company of like minded people. Plenty of activities to participate in if you so wish. Would recommend if this type of community is what you are looking for.
