We celebrated our sister’s baby shower in this place. Though the hall wasn’t that big but it was convenient and satisfactory. The hall was clean, orderly and well maintained. I was scared of the glass doors because they looked fragile. The price was of the hall was friendly and even though the keys were supposed to be handed to us at 11am, we arrived early and it was still given to us which so good because we had to decorate. The restrooms were located out of the hall and they were gender neutral. The also have free parking lot for users. In it was an amazing experience and we are grateful.

The perks of Avalon Clarendon is the location -- to overlook a cute courtyard area, be right across from whole foods, 2 blocks from metro, surrounded by great but expensive restaurants, and have accessibility without a car. The apartment community is nice and so is the team that works here. The building and management team is pretty good for commercial apartments, but private amenities are seriously lacking given the cost of rent. I lived at Avalon Clarendon from 2/2023 through 7/2024 and while I enjoyed my particular apartment and thank the concierge team, leasing team, and maintenance team for being amazing, there are a few things that I have considered shortcomings of this apartment complex that would make me hesitate to continue living here longer given the cost of rent: 1) Lack of private amenities - Avalon basically relies on its location at the Crossing Clarendon, which is a public outdoor space, to make up for the fact that it doesn't have the amenities you would get at other buildings in the same area and at the same price. Avalon doesn't have any private outdoor grilling areas, a pool, or a full club room or a full gym. The gym is pretty small and the clubroom doesn't have a full kitchen and only has a mini fridge 2) The layouts of the buildings - I would only consider living in about 30% of the apartments here. The west side of the West Building and the east side of the Tower overlook a parking garage with glaring pole lights. The west side of the Tower building doesn't get as much sun unless you are on the upper levels because there are tall buildings across the street. The south facing apartments in the East and West builds are over the commercial loading docks and garbage collection areas. A handful of the southernmost apartments in the East and West buildings overlook the gravel rooftop of businesses which have their air-conditioning units mounted on the roof. If you are sensitive to noise, be aware that the courtyard has a playground and the kids can be loud during the day and summer evenings. 2.5) Noise - Kind of related to the noise issues mentioned above. It's pretty noisy considering you aren't living in a traditional downtown city location. Because of the shared commercial space (see #4) you will hear all the commercial HVAC systems if you have a balcony or terrace or like to open your windows. If you have an apartment facing the playground in the courtyard, be prepared to hear toddlers having meltdowns and throwing tantrums every day. The kids also tend to scream and use their mega outside voices and the parents dont seem to realize that there are residents who may be working from home in the apartments above the commercial areas. Also, the courtyard plays music and often the same songs on repeat / a loop. Also, the HVAC in the apartment hallways is pretty loud and the individual HVAC units in the apartments are loud when running AC. One positive is that the walls seem well soundproofed as well as the windows, and I haven't heard my neighbors much. 3) Rent and rent increase - If I renewed my lease, they would be raising my rent by $600 / month to about $3400 for a 940 square foot one bed plus den. The price just doesn't comport with the lack of amenities and need for updated apartments. 4) Shared loading docks with commercial space requires extra logistics and planning for move in / out and make it almost impossible to use moving pods. The loading docks have automatic doors, are only available in the afternoons M-F, and closed on Sunday. I do think the team that works at the concierge, leasing office, and maintenance is irreplaceable and are definitely a lot better than a lot of the large commercial apartment communities you hear about. Also, no issues with neighbors, pests, or maintenance requests, which are common complaints for other buildings.
I have lived here for over a year and am constantly impressed by how attentive the front desk and maintenance staff are. When I file a maintenance report, it is handled that day or shortly after. If a package goes missing, they are on top of looking for it immediately. I am very grateful for all of them!
I lived here for one year from 2023 to 2024. Although there were some positives (location is amazing), overall I cannot recommend it because of a few issues Negatives: - Noise (my main complaint) The walls of my apartment were EXTREMELY thin. My bedroom was adjacent to a neighbor with a newborn, and this made sleeping extremely difficult. The walls were thin enough if a neighbor was in the adjacent room having a conversation at a normal speaking volume, I could clearly make out what they were saying Additionally, the AC unit in my apartment was very loud while running, making it difficult to relax or concentrate on work. I faced the courtyard, which usually plays music during the day. This generally didn't bother me, but there were occasions where the music would turn on at midnight for a few minutes for some strange reason. - Pests: I found roaches in my apartment a few times. Usually, they were dead in the middle of the floor when I woke in the morning. Once or twice they were still alive. This is never a pleasant experience. You'll also often see rats in the courtyard at night. Although this issue was somewhat improved over time while I was living there - Maintenance: I had ongoing issues with leaks from the apartment above mine, which required maintenance to need to redo the ceiling in my bathroom 3 separate times. I get the sense that on the first 2 attempts they didn't make a proper fix, which is why they had to keep returning. - Loading dock: Moving in and out can be a pain, as the loading dock is shared with the commercial units and coordination is difficult.
Going on year 2 of living here- maintenance and office team are beyond helpful, every request we have is resolved quickly and done well. Amenities are well kept (gym is quite small and lacks a bit of equipment) but overall great place to live and amazing location.
